How the Equity Sharing Works
Pomona's MAP includes a shared appreciation component, meaning the City shares in your home's value increase based on the percentage of their assistance to your purchase price. However, this equity sharing is gradually forgiven:
If you receive $100,000 toward a $500,000 home purchase (20% assistance), the City would normally share 20% of appreciation when you sell. But 1/45th of that sharing is forgiven each year.
• After 10 years: ~22% of equity share forgiven
• After 20 years: ~44% of equity share forgiven
• After 45 years: 100% of equity share forgiven
When Repayment Is Triggered
- You sell the home
- You refinance with cash out
- There's a change in title (ownership transfer)
- 45 years from loan origination (if none of the above occur)
