How Does the Bank of America $10,000 Down Payment Grant Work in Los Angeles?

Bank of America’s down payment grant provides the lesser of 3% of the purchase price or $10,000 (Bank of America’s May 28, 2026 release and program page); confirm the amount for your address with a Bank of America lending specialist. The grant does not require repayment under the stated terms, but you must qualify and fund an eligible mortgage with Bank of America.

A Los Angeles address alone does not establish eligibility. The bank checks the home, borrower and loan, and its separate closing cost credit has different permitted uses. Before you build either offer into your purchase budget, request an address check and an estimate that shows the assistance alongside your mortgage costs.

The short answer

For Los Angeles buyers, the down payment grant is limited to eligible purchases and must be used toward the down payment. Check the exact address and your loan with Bank of America, and ask separately about its closing cost credit.

How much can the down payment grant cover?

Bank of America's down payment grant equals the lesser of 3% of the purchase price or $10,000 (May 28, 2026 release and program page); confirm the amount for your address with a Bank of America lending specialist. The grant is for the down payment, and the bank says repayment is not required (Bank of America, Affordable housing programs, checked October 29, 2026). The maximum is a ceiling, not a promise that every approved buyer receives it.

Above approximately $333,334, the $10,000 cap sets the grant amount rather than the 3% calculation (Bank of America, May 28, 2026 release and program page). At Los Angeles prices the 3% formula almost never applies; plan on a $10,000 maximum and check your amount with the bank. Here is an illustration using the Affordable Loan Solution's 3% down option (Bank of America, Affordable Loan Solution, checked October 29, 2026):

IllustrationAmount
Purchase price$650,000
3% down payment$19,500
Grant: lesser of 3% of price or $10,000$10,000
Down payment remaining after grant$9,500

In this example, the grant covers about half the down payment. The remaining $9,500, plus closing costs and other expenses, would need to come from savings or other eligible assistance. Some loan programs require your own 3% contribution on top of a grant; if yours does, you would bring the full $19,500 and the grant would add to it. Ask Bank of America which applies to your loan before you budget the $9,500 figure; see how the mortgage affects your grant.

The grant is applied once per eligible mortgage and property, regardless of how many people apply (Bank of America, Making homebuying more affordable, checked October 29, 2026). A second applicant does not create a second down payment award for the same eligible mortgage.

Does a Los Angeles address qualify?

Bank of America said in its May 28, 2026 release that its Community Homeownership Commitment would remain in place. The release does not name Los Angeles markets. An address in Los Angeles County, a Los Angeles mailing address, or proximity to an eligible home does not establish that your particular purchase qualifies.

Start with the bank's Down Payment Center, which offers a state search, and ask the lender to check the exact property address using its eligibility tools. Treat a search result as a lead and request confirmation for the actual address and loan before relying on the assistance.

Give the lender the full street address, unit number if applicable, and intended purchase price. A condo in a Los Angeles building needs a separate review of the property and loan requirements; an address result alone does not mean the building or your financing is approved. If you change properties during your search, request a fresh eligibility check.

City boundaries matter when you compare other assistance. A home with an LA mailing address may fall outside the City of Los Angeles, while a separate bank eligibility test can use a different geographic area. Ask each program to check the property on its own terms rather than assuming the city, ZIP code, and eligible census tract all mean the same thing.

Before making an offer, ask the bank whether the specific home may qualify, which mortgage can carry the grant, and when the amount can be confirmed.

Who can qualify for the grant?

Bank of America's Down Payment Center describes the down payment grant as available to qualifying first-time buyers who will occupy the home. Its first-time definition is no homeownership in the past three years (Bank of America, Mortgage Down Payment Center, checked October 29, 2026). Ask the lender how your ownership history and the proposed applicants are evaluated before assuming an earlier home disqualifies you.

The bank also lists income and loan limits, homebuyer education, and a minimum combined loan-to-value ratio of 80% (Bank of America, Mortgage Down Payment Center, checked October 29, 2026). Combined loan-to-value compares the first mortgage and any other financing secured by the home with its value. In practice, if you plan to put down more than 20% and combined financing falls below 80% of the home’s value, the grant does not apply. Your planned down payment and any secondary financing affect this calculation. The program page does not publish a universal Los Angeles income limit.

Bring current income documentation and explain any additional financing you are considering. Ask which income measure applies, whether all applicants' income is counted, what loan amount limit applies to the home, and which education course the bank accepts. The answers can affect your loan choice as well as your grant eligibility.

Owner occupancy means planning to make the property your home, not buying it as a rental investment. Los Angeles buyers considering a home with an accessory dwelling unit should explain the proposed use and property details to the lender. The bank determines whether the property and intended occupancy meet its current rules; do not infer eligibility merely because a listing describes an ADU.

Education is required for the down payment grant, while the Affordable Loan Solution page says education may be required for that mortgage. The accepted provider and deadline for proof depend on the requirements for your application. Completing a course without confirming those details may not satisfy the applicable condition.

What is the difference between the two offers?

Bank of America's Down Payment Grant and America's Home Grant address different expenses. The down payment grant is the lesser of 3% of price or $10,000, and America's Home Grant is a lender credit of up to $7,500 (Bank of America's May 28, 2026 release and program page); confirm both amounts and eligible costs for your address with the bank.

Eligibility details are from Bank of America's Down Payment Center and program flyer, rev. April 2026; confirm both offers for your address and loan.

America's Home Grant is not extra down payment money. Bank of America's program flyer, rev. April 2026, describes eligible nonrecurring costs such as title and recording charges, and in some cases discount points. The credit cannot be used for the down payment, prepaid items, recurring costs or real estate commissions. An itemized estimate shows which charges the credit can actually cover.

A permanent rate buydown and payment of closing costs solve different problems. A buydown may reduce the interest rate, while a credit toward eligible fees can reduce cash needed at closing. Compare both choices using loan estimates that show the rate, monthly payment and cash needed. The amount available may exceed the costs eligible for that use, so do not assume the headline credit becomes cash in your pocket.

Both offers may be available on an eligible transaction, but neither is automatic. The bank's flyer says eligibility depends on the property, borrower and mortgage, and the offers are not available with every loan product. Request a written breakdown identifying each award and the exact line items it covers.

Compare your cash needs

Talk through your home search and ask the lender for an itemized estimate.

How does the mortgage affect your grant?

Bank of America's Affordable Loan Solution page says the Down Payment Grant is available with its 3% down options. Bank of America’s program flyer, rev. April 2026, names Affordable Loan Solution and HomeOne, a Freddie Mac product. FHA and VA are not listed, so ask before choosing one. Agency rules on how much of the 3% must be your own money differ by loan program; ask which rule your loan follows. Affordable Loan Solution has income and loan-amount limits that vary by location and requires mortgage insurance (Bank of America, Low Down Payment Mortgage for First-time Homebuyers, checked October 29, 2026).

The mortgage is not itself the grant. A low down payment can make the purchase more attainable, but the loan still has interest, mortgage insurance and other costs. Compare the complete monthly payment and cash required with another loan quote using the same purchase price and assumptions.

The Affordable Loan Solution page describes one-unit property limits, including a maximum loan-to-value of 97% and combined loan-to-value of 105%. Bank of America's program flyer says that when loan-to-value exceeds 95%, secondary financing must come from an approved Community Second Program. City of Los Angeles buyers may also consider LIPA, a deferred loan of up to $161,000 (LAHD, September 23, 2026). The next LIPA reservation round is November 18, 2026, subject to change, and you apply through an LAHD participating lender. LAHD’s participating-lender list through September 30, 2026 does not include Bank of America, so a Bank of America first mortgage cannot currently be paired with LIPA. Check the current list before making an offer. Explore the guide to combining bank grants with CalHFA or City assistance and check whether the lender and proposed secondary financing are approved before counting assistance in your budget.

For a Los Angeles condo, review the building's eligibility as well as the unit's address. Bank of America's program flyer, rev. April 2026, says certain property types are ineligible. The lender's property review can affect whether the intended mortgage is available; obtain HOA and building information early enough to address any approval issues before contingencies expire.

What happens to the grant at closing?

Bank of America requires the mortgage to fund with the bank for both offers. Ask your loan officer to identify the grant on the loan estimate and closing documents, explain any remaining conditions, and confirm the cash you must bring after approved assistance. Escrow coordinates the closing figures with the lender; the lender decides whether the financing and assistance satisfy its requirements.

The down payment grant cannot be taken as cash back beyond earnest money deposits under the bank's flyer. The closing statement should reflect any deposit already paid and the permitted allocation of assistance. Avoid counting on an unused grant balance to cover moving costs, repairs or other expenses after closing.

The bank says the down payment grant may be taxable income and that it will issue a Form 1099-MISC (Bank of America program flyer, rev. April 2026). Save the closing statement and any tax document you receive, and ask a tax adviser how the assistance applies to your situation. A grant that does not require repayment is not automatically free of every tax consequence.

Compare the final loan disclosure against the earlier estimate. Check the grant amount, eligible credit, interest rate, mortgage insurance and cash to close. If a Los Angeles home's purchase price, financing, or eligible charges changed, ask for an explanation before signing. A revised transaction can alter the calculation or the amount of assistance that can actually be used.

Review available homes and discuss the numbers before choosing a property.

Which questions should you ask before making an offer?

Choose a representative Los Angeles property and ask Bank of America to evaluate both the address and your borrower profile. Request the grant calculation, the mortgage options and a written estimate of cash to close. If the property changes, send the new address and ask for another review. An early screening is useful for shopping but is not a final loan approval.

  1. Does the specific address qualify for either offer under current rules?
  2. Do my ownership history, intended occupancy, income and loan amount meet the down payment grant requirements?
  3. Which education course will the bank accept, and when must I complete it?
  4. Which mortgage products can be used, and what are the rate, insurance and cash-to-close estimates?
  5. Can the assistance I am considering be combined with this loan, and does it create a separate repayment obligation?

California assistance can involve a separate loan rather than a grant. Verify compatibility before committing to a financing plan. For a competing offer, compare estimates using the same price, down payment and loan assumptions, including actual loan costs as well as assistance.

A useful final question is what could change before closing: eligibility, available funds, property approval, loan terms or the amount of eligible costs. Keep the bank's answer with your estimates and revisit it if the offer or financing changes. That gives you a clearer basis for shopping in Los Angeles without treating an advertised maximum as money already awarded.

Frequently asked questions

Can I use the grant if I owned a home before?

Possibly. Bank of America describes a first-time buyer as someone with no homeownership in the past three years. Tell the lender about your ownership history and every applicant on the mortgage so it can apply the current rule. The property, income, education and loan requirements must also be met.

Can I take an unused grant balance home?

Bank of America says the down payment grant cannot be received as cash back beyond earnest money deposits. Ask the lender and escrow how your deposit and the approved assistance will appear on the closing statement. Do not budget unused assistance for furniture, repairs or expenses after closing.

Does a Los Angeles ZIP code guarantee eligibility?

No. Bank of America limits the offers to select areas, and its May 2026 release did not name Los Angeles markets. Provide the complete property address to the bank for a current eligibility check. A qualifying location is only one part of the review of your borrower profile and mortgage.

Can the closing cost credit pay my down payment?

America's Home Grant is a lender credit for eligible nonrecurring closing costs or a permanent interest rate buydown. The bank says it cannot be used for the down payment, prepaid items, recurring costs or commissions. Request an itemized estimate to see which costs qualify on your purchase.

Do I need to take a homebuyer course?

Bank of America lists homebuyer education as a requirement for its down payment grant. The mortgage itself may also have education conditions. Ask the lender which course and provider it accepts and when it needs proof, especially if you are applying for another assistance program at the same time.

Can I use another lender and keep this grant?

Bank of America requires the mortgage to fund with Bank of America for both of its described offers. Ask for a complete loan estimate and compare the rate, mortgage insurance, fees and cash to close with alternatives. The size of an advertised grant alone does not determine the least expensive financing.

Have a question about your own situation? Text (213) 262-5092

Is the grant taxable?

Bank of America says the down payment grant may be taxable income and that it will issue a Form 1099-MISC. Individual circumstances vary, so keep your closing statement and any tax documents and ask a tax adviser how to report the assistance. No repayment requirement does not by itself settle the tax question.
