Los Angeles buyer guide
Can I Get the Wells Fargo $10,000 Homebuyer Access Grant in Los Angeles?
You may qualify for the Wells Fargo $10,000 Homebuyer Access grant for a Los Angeles purchase, but check the eligibility lookup for your address and ask the lender to confirm current terms. Wells Fargo listed the Los Angeles area in December 2024; its current page does not confirm every address qualifies, and eligibility is determined after underwriting.
The grant can reduce the down payment you need to bring, but the eligible loan, income rules and property details matter as much as the headline amount. Use this guide to prepare questions for Wells Fargo, compare a competing loan estimate and keep your Los Angeles home search grounded in a realistic cash-to-close plan.
The short answer
Wells Fargo listed the Los Angeles area in 2024, but check current address eligibility. The grant requires an eligible fixed-rate conventional loan and primary residence, and underwriting makes the final eligibility determination.

Is the grant available in Los Angeles?
Wells Fargo listed Los Angeles-Long Beach-Glendale in its December 2, 2024 expansion announcement. The current program page does not publish a Los Angeles market list. Check Wells Fargo's eligibility lookup for your address and ask the lender to confirm current rules before relying on the award in your budget.
Wells Fargo says either your verified current permanent address or the property you are buying must be in an eligible area (Wells Fargo, Get help with your down payment and closing costs, October 29, 2026). Have the lender check both addresses if applicable. A lookup result is a starting point, not a loan approval or a guarantee of funds. The bank says grant eligibility is confirmed only after underwriting is complete.
A buyer comparing Pasadena, Long Beach and homes in the City of Los Angeles should not substitute a familiar city name for an address check. Give the lender the complete address and ask which address meets the test. Save the response and request an updated review if the property or program terms change.

What are the loan and income requirements?
Wells Fargo's current page requires a primary residence and an eligible Wells Fargo fixed-rate conventional loan (Wells Fargo, Get help with your down payment and closing costs, October 29, 2026). Government loans, non-conforming loans and conventional adjustable-rate mortgages are excluded. Ask the bank which specific loan it proposes and whether your property and income meet the grant rules.
Wells Fargo's December 2024 announcement described an income ceiling of 120% of area median income for the property's county. Confirm the current limit and calculation with the bank. Do not substitute a Los Angeles County limit from another assistance program, because programs can measure income differently.
Confirm whose income counts, how variable earnings are reviewed and which documents are needed. Mortgage qualification and grant qualification are related but separate. A preapproval can help you shop, yet it does not settle the grant decision while underwriting remains unfinished.
For loans delivered under its rules, Fannie Mae, Grants and Lender Contributions (topic updated May 7, 2025; checked October 29, 2026) limits lender-funded grants to HomeReady purchases with a 3% contribution from eligible sources on a one-unit principal residence. Ask Wells Fargo whether your loan follows that rule and how the contribution will be documented.
| Test | Ask the lender |
|---|---|
| Address | Which address meets the current test? |
| Income | Which county limit and calculation apply? |
| Loan | Is the proposed loan eligible? |
| Occupancy | Does the home qualify as my primary residence? |

How does the grant affect cash to close?
Wells Fargo describes a $10,000 grant on its undated program page, checked October 29, 2026; ask the lender to confirm the amount and availability for your application. The entire award must go toward the down payment, and the bank says repayment is not required (Wells Fargo, Get help with your down payment and closing costs, October 29, 2026). The award cannot be split between the down payment and closing costs under those terms.
Request a written estimate showing the grant as a down payment source, your own contribution, the loan amount and remaining cash needed. The grant does not erase appraisal charges, title and escrow expenses, insurance, prepaid items or moving costs. Your lender and escrow holder can explain how each item appears on the closing figures.
Wells Fargo says the grant is unavailable for purchases of its real-estate-owned properties. Check the status of a particular listing before assuming the award can be used. Los Angeles searches can include bank-owned listings alongside ordinary resales, so check the listing category directly.
The bank says the grant may be taxable and reported to the primary borrower on Form 1099-MISC, and may affect income-based assistance. Consult a tax adviser about your circumstances and any assistance provider how the award is treated. The absence of repayment does not resolve every tax or benefit question.

Can you combine it with a closing cost credit?
Wells Fargo's undated program page, checked October 29, 2026, describes a Dream. Plan. Home. credit of up to $5,000 for eligible one-time closing costs; ask the bank to verify your eligibility and actual credit. The bank says the credit applies in certain areas and is not available with every loan type. The grant and credit have different uses and should appear separately in your estimate.
Wells Fargo's December 2024 announcement described up to $15,000 combined when a buyer qualifies for both programs; ask the lender to confirm whether both apply to your address and loan today. Do not treat the combined figure as unrestricted cash. Confirm which costs qualify and what happens if eligible costs are lower than the credit.
| Source | Purpose | Confirm |
|---|---|---|
| Homebuyer Access | Down payment | Does the full award fit? |
| Closing cost credit | Eligible one-time costs | Which charges qualify? |
| Your funds | Remaining required cash | How much must be documented? |
| Other assistance | Depends on its rules | Will both providers approve it? |
Illustration only: the following assumes approval for both programs and enough eligible costs to use the full credit. Wells Fargo, down payment and closing cost assistance (undated; checked October 29, 2026) lists the amounts; confirm eligibility and actual amounts with the bank. Your loan estimate supplies the missing figures.

| Cash-to-close component | Illustrative treatment |

| Down payment | $10,000 grant applied to the required down payment |

When is eligibility confirmed?
Wells Fargo says eligibility for grant money is not confirmed until underwriting is complete (Wells Fargo, Get help with your down payment and closing costs, October 29, 2026). Before making an offer in Los Angeles, ask what the bank can verify now and what remains conditional. Request a written list of outstanding documents and ask when the grant will appear in a written closing breakdown.
Provide accurate income, asset and occupancy information and disclose other assistance you expect to use. If your employment, purchase address, loan product or funds change, request an updated review. An early verbal indication is not the final underwriting determination.

If your budget depends on the grant, ask your agent and a California real estate attorney how to make the grant a condition of your offer and negotiate a loan contingency long enough to cover underwriting. A loan contingency may not protect a grant that is not addressed in the agreement. If you remove your protections and the grant is later denied, your deposit could be at risk if you cannot close. Do not remove the loan contingency until Wells Fargo confirms the grant in writing after underwriting. Review the deadlines and your specific rights with your agent and attorney, and discuss a backup cash-to-close plan.
Request the documentation requirements for this award and a plan for communicating changes before closing.
Should you choose Wells Fargo for the grant?
Compare the complete financing offer before committing. Request written loan estimates from Wells Fargo and another lender for the same Los Angeles property, purchase price, down payment and loan assumptions. Compare the interest rate, annual percentage rate, points, lender fees, mortgage insurance if applicable, cash to close and monthly payment. Have each lender identify assumptions that could change.
A grant can improve the initial cash picture while a different rate or fee structure changes the longer-term cost. Request estimates with and without optional points and compare how long you expect to keep the loan. The lender can explain its figures; you decide which mix of cash, payment and flexibility fits your plans.

Check whether the quote depends on the grant, whether the rate is locked and what conditions affect the lock. Property taxes, insurance and other ownership expenses need separate attention. In Los Angeles County, request property-specific insurance and a property tax estimate based on your purchase price rather than the seller's current tax bill.
Have each lender explain how it classifies a seller credit or lender incentive; the treatment can affect how the credit is used.

Can you use other assistance too?
Wells Fargo says Homebuyer Access may be combined with non-Wells Fargo-funded down payment assistance programs (Wells Fargo, Get help with your down payment and closing costs, October 29, 2026). That statement is not approval of a particular program. Ask Wells Fargo and the other program's administrator whether the proposed mortgage, property, income calculation and funding schedule work together before including both in your budget.
CalHFA, MyHome Assistance Program is a deferred-payment junior loan and requires a CalHFA first mortgage from an approved lender. Dream For All also requires a CalHFA first mortgage, and its 2026 application window is closed. As of October 2026, CalHFA's lender database does not list Chase, Bank of America, Wells Fargo or Citi, so their grants cannot currently be paired with MyHome or Dream For All. U.S. Bank is a CalHFA-approved lender. Reconfirm the lender list before applying.
City of Los Angeles LIPA and MIPA are subordinate loan programs that require an LAHD participating first-mortgage lender. LAHD's participating-lender list, marked through September 30, 2026, does not include Chase, Bank of America, Wells Fargo or Citi; U.S. Bank is listed. Because Homebuyer Access requires a Wells Fargo first mortgage, it cannot currently be paired with LIPA or MIPA using that lender list. To use either City program, start with a participating lender and reconfirm the current list before applying.

Los Angeles Housing Department, LIPA program (September 23, 2026) sets an income limit of 80% of area median income and requires at least 1% of the purchase price from the buyer's own funds; confirm your household's eligibility and contribution with a participating lender. Wells Fargo's December 2024 release described a 120% ceiling for its grant, so LIPA's limit is lower; confirm the current grant limit and each program's calculation. LAHD also lists a $956,465 purchase price cap (LAHD, Low Income Purchase Assistance (LIPA) Program, September 23, 2026); verify the current cap before relying on it.
For eligible first-time buyers above the LIPA income limit, LAHD's Moderate Income Purchase Assistance program offers a 0% deferred, shared-appreciation loan of up to $115,000. Its 2026 income band for a four-person household is $133,251 to $183,250, and the next reservation round is December 16, 2026, subject to change (LAHD, checked October 29, 2026). Confirm the current income limits, funding and reservation timing with a participating lender.
Review the guide to combining bank grants with CalHFA or LA City assistance for the lender and approval questions to resolve before applying.
For a home inside the City of Los Angeles, verify the property's jurisdiction rather than relying on its mailing address. Homes elsewhere in Los Angeles County may fall under a different local program. LAHD lists the next LIPA reservation round on November 18, 2026 (LAHD page dated September 23, 2026; schedule subject to change); start with a participating lender before then. Check funding availability and reservation timing before shaping an offer around outside assistance.

Frequently asked questions
Do I have to be a first-time buyer?
Wells Fargo's program page (checked October 29, 2026) does not list a first-time buyer requirement for this grant; confirm current borrower requirements with Wells Fargo. Other assistance programs you combine with the grant may have their own first-time buyer definitions, so approval from one provider does not settle eligibility for another.
Can my current address qualify if the home does not?
Yes, per Wells Fargo's page: either your verified current permanent address or the home you buy can meet the location test. Income limits still follow the property's location. Give the bank both complete addresses and ask which satisfies the current location test. The loan, income, occupancy and final underwriting requirements still apply.

Can I use the award for closing costs?
Wells Fargo says the full Homebuyer Access award must go toward the down payment. Have the lender show it separately from closing costs in your estimate. The bank offers a separate closing cost credit for eligible buyers and costs, but qualifying for the grant does not automatically establish eligibility for that credit.
Does preapproval guarantee the grant?
No. Wells Fargo states that grant eligibility is confirmed only after underwriting is complete. Check with your loan officer about which conditions remain outstanding and what documents are needed. Keep a backup plan for the cash required to close, and discuss financing deadlines in your purchase contract with your real estate professional.
Must I repay the award when I sell?
Wells Fargo describes the Homebuyer Access grant as requiring no repayment. Request the current written terms applicable to your transaction and review them before closing. Other assistance, including a deferred junior loan, may have separate repayment or shared appreciation provisions that do not follow the grant terms.
Can I use an FHA mortgage?
Wells Fargo requires an eligible fixed-rate conventional loan through the bank for this grant. Government loans are not eligible for this particular award. Have the lender compare your eligible conventional options with other loan choices, including their rates, insurance, fees and cash requirements, before you decide.

Can a condominium qualify?
Have Wells Fargo review the specific condominium and its project as well as your personal eligibility. A qualifying address alone does not establish that the property meets the loan requirements. Request an estimate based on the actual property, including association dues, insurance and other costs relevant to your budget.
